Before you contact a listing
- Use two portals and one local source. Big sites for range, a broker site tied to the local MLS for freshness, county records for facts.
- Check the listing date. A listing many weeks old may already be gone.
- Add up the full cost. Taxes, HOA dues, insurance and fees, not only the asking price.
- Hold your money. A deposit or “holding fee” before you have seen the place is a warning sign.
